ITEMS OF UTMOST IMPORTANCE

a) PP Reinstate vents to external walls to provide a crossflow of ventilation to the subfloor areas. This work should include measures to provide openings within the new brick subfloor sleeper walls to encourage cross flow. (B2.2, B2.9, B2.11, B.2.12, B2.13, C1.1) 2

b) PP Lift floorboards around the safe within community room to investigate cause of floor failure. (C1.1) (inspection only) 1

c) Remove all timber, builders’ debris and other organic materials from subfloor areas. (C1.1) 1

d) PP Repack joist ends around floors under community room using none shrinkable packings and slate pack and fill cracks in sleeper walls. (C1.1) 2

e) Remove loose and cracking plaster to chancel arch. (C2.2) 1-2

a) PP Install lead secret gutters and DPC’s (damp proof course) to roof / copings stones to the east gable to the nave and chancel. Refix any loose slates as part of this work. (B5.2, B5.3, B5.7, B5.8, C2.2, C2.3) 4

b) PP Engage experience roofer to inspect the east section of the south aisle roof using high level access equipment to ascertain causes of water ingress. (B5.4) 1

c) PP Renew lead pitched valley and refix loose / misaligned ridge tiles to organ chamber. (B5.6) 2

d) PP Redecorate corroding external railings. (B8.3) 1-2

e) Remove loose and cracking plaster to east wall of chancel. (C2.3) 1-2

f) Commission asbestos management survey if one does not exist. (C9) 1

REPAIRS WHICH SHOULD BE CARRIED OUT DURING THE QUINQUENNIUM

a) Redecorate external door to the heating chamber. (B3.1) 1

b) Review October 2021 roof inspection report and consider carrying out work to address the issues noted within this report. B5.1, 2-3

c) Review and monitor heating and ventilation regime within the church building. (C2.2, C2.3, C4) 1-2

d) Clean / treat walls with antifungal wash to remove black mould growth. (C2.2,C2.3) 1-2

e) Monitor the ceiling at the east end of the north aisle and the chancel ceiling for further water ingress and failure of the plaster ceiling. (C3.2) 1

f) Consideration should be given to the options available to achieve the Church of England’s target to be net zero carbon by 2030. (D4) 1

DESIRABLE REPAIRS BUT WHICH COULD BE POSTPONED TO A FUTURE QUINQUENNIUM

a) Consider undertaking a planned programme of masonry repointing works using lime mortar to areas of cement pointing. (B2) 5 for all areas

b) Remove or renew defective light fitting and brackets to north aisle. (B2.2) 1

c) Review bulging south boundary wall to staircase at the time of the next inspection. (B8.3) 1 (inspection only)

d) Review condition of the nave, aisle and community room floors and subfloor areas, after carrying out the repairs noted above, at the time of the next inspection. (C1.1) 1 (inspection only)

e) Renew failing areas of plaster with lime plaster once walls are confirmed to be dry. (C2.2, C2.3) 2-3

OTHER RECOMMENDATIONS

a) Plan to re-roof all areas of the church building within the next 10 to 20 years. Periodically review the condition of the south aisle roof as this roof appears to be in worse condition. (B5, B5.4) 3-4
